About the estate

Cosmos View Estate is situated in Kosmosdal which is central to both Centurion and Midrand. It has been described as being cosy, comfortable and compelling. Amongst the the amenities around our area are the Blue Valley Mall, Centurion and Midrand Gautrain stations.The estate was established in 2007 and has evolved a lot since then.

Cosmos View residents are also blessed with extraordinary common grounds including a tennis court, clubhouse with braai facilities and a vast green lawn for relaxation and enjoyment.

The estate has seven (7) sectional title complexes within it. The complexes are designed differently and are of different sizes to suit different needs.

What does my levy include?

Owners pay general levies calculated on the approved budget for the current financial year in monthly installments.
The monthly levy covers the following expenses:
1) Municipal service charges for water, sewerage, and refuse removal;
2) Cleaning, maintenance and repair of common property, including lighting, security, electric fencing alarms (armed response), gardening services etc.
3) Insurance premiums and valuation fees;
4) Future maintenance, repairs and replacement costs and,
5) Much, much more.
Owners are encouraged to pay their levies on time, failing which necessary procedure is followed to recover outstanding amounts.. This is done through reminder notices and phone calls but sometimes an owner needs to be “handed over” to an attorney or registered debt collector to collect the debt. The defaulting owner is responsible for all the legal costs involved in chasing the overdue debt.

Who is responsible for repairs and maintanance?

An owner owns his/her section exclusively and co-owns all of the common property. Together these make up a "unit", which is the property that is registered in the name of a sectional title owner. So an owner's unit consists of: His SECTION + undivided SHARE OF THE COMMON PROPERTY determined by the section's PARTICIPATION QUOTA.

Owners are responsible for repairing and maintaining, and paying for, everything inside their section. The Body Corporate is responsible for repairing and maintaining, and paying for, everything related to the common property, except when there is an area of common property that is subject to "exclusive use rights". The holder of the exclusive use rights are responsible for paying the costs associated with that area, although the Body Corporate is responsible for arranging the maintenance and repair because the area is common property.
